Open Question: What is the HAFA program for short sales and why is it called "Cash For Walkers"?

March 21st, 2010 by pon

Is it true the government is actually paying people to walk away from their mortgage or do a short sale to get out of their home? Is it a good idea and will it work? Thanks!

Are You Tweeting Real Estate News?

Twitter Bird on MicrophoneA really interesting set of statistics about the major social media sites and what their users want is over at mashable.com.   The one that grabbed my attention was the 47% of Twitter users that said they wanted “news.”  That’s a lot of users, and they seem to be consuming their local and other types of news via tweets.

I’ve been pretty enthusiastic about the use of Twitter for real estate alerts and news.  It’s nice to see that maybe I’m getting this one small piece of my online marketing right.  I know that I use it for gathering all types of news for writing on this site, and even the notice of the article above came through Twitter.  Though I must say that I checked my Google Buzz first, and it was there, shared by Pat Kitano.

March 18th, 2010 by pon

I want to buy a house in Royal Oak, MI. I am a first time home buyer, and i want to know what things id have to pay for. The house I am looking for is 56,000, and the only things I can come up with as in bills id have to pay for is gas, electricity, water, cable, house insurance, mortgage, car insurance, gas for the car, and food. Could anyone tell me anything im missing and possibly some examples of prices for these bills so I can get a little bit of an idea im going to be spending monthly?

Who Knew? - I’m Having a Great Real Estate Year!

Actually, I am closing so few deals I’m forgetting how to do the new forms here in New Mexico.  But, using the U.S. government’s measurement techniques, I’m so successful I should write a book about it.

It seems that the government is calling HAMP, the program to encourage loan modifications a success because 1.3 million homeowners have received “offers” for modifications.  Here’s a quote:

Asked about whether it makes sense to measure the program in terms of trial offers made rather than durable modifications achieved, a Treasury spokeswoman said: “The three million to four million as a goal by 2012 has always been for offers extended to borrowers.”

Had I only known that all of these lowball buyer offers I’ve been presenting and getting rejected were successes!  I’m calling the bank, there must be a mistake in my account balance.

Open Question: How can I legally find someone who has vacated one of my apts and owes back rent?

March 17th, 2010 by pon

I know that she is still living in the area but I don’t know where. I have tried “anywho.com” and “Intellius” and neither of those sites have any information on her. I have also tried the local court to see if there were any other cases listed on her. I found a deadend. I need to find her in order to serve her the court papers. Any solutions?
